Unit Owners, Additional Occupants & Renters

All Residents are required to display a Royal Park Condominium 2024 Vehicle Decal on your vehicle front windshield to enter Royal Park.  Effective March 1, 2024. Daily Passes will no longer be issued to Unit Owners, Additional Occupants, and Renters.

Remaining date to obtain a 2024 Vehicle Decal at the RPC Clubhouse is as follows:

Thursday, February 29, 2024 – 3:00 pm – 7:00 pm

Bring your vehicle, current vehicle registration and ID to the RPC Clubhouse
Renters: bring a current copy of your lease.

Effective March 1, 2024, tickets will be issued to residents who have failed to obtain a 2024 Vehicle Decal.  A towing date will be included on the ticket.

Your vehicle WILL BE TOWED if you continue to ignore these notices!

The following is the process for the “Meet & Greet”:

Residence will sign-in upon arriving at the clubhouse if they wish to ask a question of the candidates.  You may ask only one question at a time.  You may direct your question to an individual candidate(s) or to all the candidates.  No statements or opinions will be allowed.  If you wish to ask additional questions you will be required to sign-in again.

On December 13, 2023, at 7:00 p.m., in the Royal Park Condominium Apartments Clubhouse, at 122 Royal Park Drive, Oakland Park, Florida, a Budget Meeting will be held for the purpose of considering and voting on the proposed annual Budget for Royal Park Condominium Apartments, Inc. for the year 2024, and such other business as may lawfully be conducted. Attached is a copy of the proposed 2024 Budget, with the proposed reserves schedules with full funding and an alternative Budget with proposed reserve schedules with partial funding. The Board will approve a Budget, but whether there will be full or partial funding of reserves will depend upon whether the unit owners vote in favor of waiving partial funding of reserves at a Special Meeting of the Members, which will occur immediately following this Budget Meeting.

On or before Monday, January 1, 2024, every candidate who timely submits a Notice of Intent may submit a Candidate Information Sheet, one side of one sheet, no larger than 8½ inches by 11 inches, containing your qualifications and/or platform for office.

The Candidate Information Sheet and Ballots will be mailed to voting members, with the Second Notice of Annual Meeting, not less than fourteen (14) days prior to the date of the Annual Membership Meeting.

There will be a second Town Hall for those that cannot make the meeting the Saturday July 8 Townhall, to learn about Condo Control. The Finance & Budget and the Technology Committee Meetings have been cancelled.

In the place of those meeting all residents (owner and renters) are invited to a second chance Town Hall (if you cannot make the first Town Hall this Saturday) for the roll out of Royal Park’s new management software, Condo Control. As with Saturday’s meeting please bring your cell phone and/or laptop. We will have people at the Clubhouse until 7:30 to walk you through all the capabilities of the new system and assist with any log-on issues.

Let’s Work Together

It’s your community and Royal Park is asking you to get involved. Here are three (3) committees that are looking for volunteers to assist with the committee’s scope of work. For more information on each committee, please check out the committees’ charter posted on the Royal Park Condominium website under “Committees” or contact the Committee Chair.

Finance & Budget Committee:

Provide financial oversight to our Association. Monitor monthly financial statements including Reserves to provide findings to our Treasurer, Property Manager and the Board. Assist on preparing and submitting a timely budget to the Board for our resident. Basic understanding of general accounting would be very helpful.

Walk-Thru Committee:

The Building Walk Thru Committee is responsible for inspecting our buildings and property for areas that need repair or improvements and reporting those findings to our management office which will address the issue and take appropriate actions to correct the issue. Note: Fining Committee is at capacity and the Beautification Committee is putting the finishing touches on their organization. Stay tuned for more information about these committees.

Notice of Special Assessment Meeting

TO ALL MEMBERS:

On Wednesday April 19, 2023, at 7:00 p.m., in the Royal Park Condominium Apartments Clubhouse, at 122 Royal Park Drive, Oakland Park, Florida, a Special Assessment Meeting of the Board of Directors will be held for the purpose of considering and voting on a resolution to levy a special assessment for the purpose of the replacement of four roofs and related expenses. The estimated amount of the special assessment is $1,300,000 (1 million and three hundred thousand) for the four (4) roofs (buildings 101, 102, 115, 116). This improvement was required by our insurance company to be completed as soon as possible.

The estimated special assessment per unit is as follows:

  • 1-bedroom unit is $1,563.43
  • 2-bedroom unit is $2,032.46.

The amount of the special assessment and the methods of payment along with the due date(s) for the payment will be set at this meeting.

The Canal Pool will be closed from Monday February 27th, 2023, through Friday 3rd, 2023 for treatment.

Roofs

Royal Park Condos has 21 flat residential roofs, and 1 flat roof for the clubhouse. Although the roofs have been repaired over the years, none of the roofs have been replaced. All of the roofs are past their useful life. Four roofs for buildings 101, 102, 115, and 116 will shortly be under contract to be repaired, at a total cost that will be known once the final roofing contractor is selected. The new roofs will be financed by a special assessment to be determined by the Board of Directors. The remaining roofs will be inspected during the 2023 Structural Integrity Reserve Study. Once that inspection is complete, the Board of Directors will create a plan for the remaining roof replacements.

Elevator Modernization

  • The electrical updates to code are complete for every elevator
  • The new machine room doors have been installed and the self-closing hardware is being adjusted for correct operation with the AC vents in every elevator
  • The skins for the outside doors are in progress
  • Lane Elevator is in process of installing new elevator controller’s boards for each elevator in every building
  • The fire alarm company (Armer) are updating the fire alarms and will be finished by the end of this month
  • 113 – Will be completed as soon as they install the outside door skin
  • 112 – Will be completed as soon as they install the cab interior finishes, and door skin
  • 117 – Will be completed as soon as they install the cab interior finishes, and door skin
  • 103 is in progress, and will be completed by the end of February
  • From then Lane Elevator will be going to the problem elevators first, 104-105, and will then continue to the remaining elevators
  • The entire elevator modernization will be completed in about two months

Landscaping Company

GRC Landscaping – Irrigation repair.  This consist of broken rotors, spray heads, elbows, coupling and main turn valves. Irrigation will be repaired by the end of this week.

Front Load Washers

A notice was placed in every laundry room stating that these machines require less soap than the previous machines. The manufacturer requests that you use high efficiency detergent and do not overload the machines. Be courteous to your neighbor, monitor your laundry so that everyone can wash their laundry as you did.

UDATE ON THE SPECIAL ASSESSMENT MEETING OF

ROYAL PARK CONDOMINIUM APARTMENTS, INC.

TO ALL MEMBERS:

The association held a special meeting on Monday January 23, 2023, at our clubhouse to discuss an assessment to replace four (4) roofs in our community.  At the meeting we approved a “specific product” to be used to replace the roofs, at the recommendation of our independent engineer firm American Building Engineers (“ABE”).

PLEASE NOTE at the present time the board of directors have deferred on having an assessment until we can have our engineer collect additional bids from qualified contractors for the specific product that we chose to replace these roofs.

PLEASE DO NOT SENT IN ANY ASSESSMENT PAYMENTS UNTIL THE BOARD HAS MADE A FINAL DECISION AFTER REVIEWING ALL COMPARABLE BIDS. This process could take a few weeks and we will return those checks that have been already sent to the office.

 TO ALL MEMBERS:

On Monday January 23rd, 2023, at 2:00. PM, in the Royal Park Condominium Apartments Clubhouse, at 122 Royal Park Drive, Oakland Park, Florida, a Special Meeting of the Board of Directors will be held for the purpose of considering and voting on a resolution to levy a special assessment for the purpose of the replacement of four roofs and related expenses. The estimated amount of the special assessment is $ 1,163,670 for the four roofs. This improvement was required by our insurance company to be completed by May 1, 2023, or we could lose our insurance coverage.  The estimated assessment for a 1-bedroom unit is.

$ 1,415.83 and a 2 bedroom $1,840.58.  The amount of the special assessment and the due date(s) for payment will be set at the meeting.

An Update on the status of the Elevator modernization.

· The electrical Updated to code is 90% Completed.

· The New Packing for all cylinders are Completed.

· The New Machine Room door are installed and the self-closing hardware is being adjusted for correct operation.

· The skins for the outside doors have started and are being installed now.

· We feel the modernization is going well and will be completed in a timely manner

. We are almost complete with all machine room upgrades we have two pumping units left.

. The Fire Company (Armer) are working hard, and have half the complex complete.

. The New Stainless on two elevators complete.

. They are working diligently to get them all done. the controllers are set to ship next week. They will start to install them as soon as they arrive and let all residences know anytime the elevator will be down.

. Rev 02/19/20233 = lane Elevator will finish 112 and 113 and go onto building 103 and 117.  We need ti get ti the problem elvators first.

Due to the wet tropical storm 🌀 coming our way,  we were forced to turn off the elevators and send them to the fourth floor like we do in any hurricane preparedness.   This is meant to protect all cable, pits from over filling with water and damaging electrical, cabs and most importantly our residences.  The elevator company and management will have updates on the storm and get the elevator and everything back to normal as soon as possible.  Sometimes for the sake of Safety,  it is  better Safe,  than to be very sorry.

Hurricane’s:  depending on their movement hurricanes can hit South Florida at any time from June until November.   This is a list I have prepared for Royal Park in case any hurricanes, floods or other catastrophes hit.

Have enough rope as possible

Remove all globes from lights

Tie down all of the recycle bins around trees

Tie down all of the picnic tables to the nearest trees

Tie down all of the pool chairs and tables to the fences around the pool (South and Canal)

Clubhouse pool equipment, chairs, table and umbrellas will need to be taken into the clubhouse.

Pool equipment by all of the pool heaters need to be cleared of all debris

Remove all of the door mats and anything loose around the catwalks

Remove all of the loose pot plants and ornaments around the buildings

Remove the front Gate open until further notice

Send all elevators to the 4th floor and turn off the main power = this will keep them from flooding and all electrical safe.  We are turning off all elevators at 1: PM today 11/9/2022 and will not be back on, until Friday AM, weather permitting. 

Clear and secure all loose items in maintenance shed

Residences need to Clear Patios & Balconies and Designate a Safe Room

Remove any hanging branches from trees

Water and electric will need to be shut off to every building’s common areas.

Unplug Electronics in the office

Make sure there are no loose Exit, Flood lights around every building

Make sure every door to Laundry, Elevator, Electric and Bike rooms are properly locked

Porta Potty by the guard gate needs to be sure that it is secured

Residences need to Stay Tuned: Keep the radio or TV tuned to emergency frequencies, the local news, or the weather channel for regular updates.

Electricity Shut Off:  Residents should turn off the electricity prior to leaving, using the breaker panels in their units.

Hurricane Elevator Preparation

The Elevators had to been turned off as part of the Hurricane preparation. 

There is water in the pits and will need to be pumped out before turning the power back on to prevent damage to the main cylinder. 

We will work hard to pump these pits out ASAP.  They should be running by Friday.

  1. Using the same format as the prior meetings there will be a set time of one and one-half hours (90 minutes).  We are at a point where this meeting is likely the final meeting prior to submitting our report to the Board.

  • Finalize Format for Committee Report to the Board
    • General Summary
    • Forms (Commentary with Law Review, Proposed Forms, Original Forms, and a comparison.
    • Election Procedure including Commentary (from mailing to post counting of ballots and reporting results)
    • Calendar of Useful Dates – establish a process for ongoing updates
    • Potential additional activities of the Election Committee
  • Discuss format for in person presentation to the Board
