Roofs

Royal Park Condos has 21 flat residential roofs, and 1 flat roof for the clubhouse. Although the roofs have been repaired over the years, none of the roofs have been replaced. All of the roofs are past their useful life. Four roofs for buildings 101, 102, 115, and 116 will shortly be under contract to be repaired, at a total cost that will be known once the final roofing contractor is selected. The new roofs will be financed by a special assessment to be determined by the Board of Directors. The remaining roofs will be inspected during the 2023 Structural Integrity Reserve Study. Once that inspection is complete, the Board of Directors will create a plan for the remaining roof replacements.

Elevator Modernization

  • The electrical updates to code are complete for every elevator
  • The new machine room doors have been installed and the self-closing hardware is being adjusted for correct operation with the AC vents in every elevator
  • The skins for the outside doors are in progress
  • Lane Elevator is in process of installing new elevator controller’s boards for each elevator in every building
  • The fire alarm company (Armer) are updating the fire alarms and will be finished by the end of this month
  • 113 – Will be completed as soon as they install the outside door skin
  • 112 – Will be completed as soon as they install the cab interior finishes, and door skin
  • 117 – Will be completed as soon as they install the cab interior finishes, and door skin
  • 103 is in progress, and will be completed by the end of February
  • From then Lane Elevator will be going to the problem elevators first, 104-105, and will then continue to the remaining elevators
  • The entire elevator modernization will be completed in about two months

Landscaping Company

GRC Landscaping – Irrigation repair.  This consist of broken rotors, spray heads, elbows, coupling and main turn valves. Irrigation will be repaired by the end of this week.

Front Load Washers

A notice was placed in every laundry room stating that these machines require less soap than the previous machines. The manufacturer requests that you use high efficiency detergent and do not overload the machines. Be courteous to your neighbor, monitor your laundry so that everyone can wash their laundry as you did.
