Patching & Resealing Project

Royal Park is about to begin the sealcoating of the main road and the parking lots. All dates are tentative schedules based on no adverse weather conditions.

The sealcoating project will be broken down into 3 phases:  1: Patching, 2: Sealcoating & 3: Re-striping.

All residents must cooperate to successfully complete this project. The following items are essential:

1)  The pavement areas must be clear of vehicles no later than 8:00am on the days work is scheduled. Your vehicle must be moved to another area during both sealcoating & re-striping. Vehicles can return on the day after re-striping.

2) There will be a tow truck standing by to relocate any cars that are not moved. If we are unable to perform the work scheduled or a portion thereof due to vehicles remaining in the work area, we will be forced to charge the resident a “re-mobilization fee”.

3) Royal Park Condos is not responsible for anyone who disregards barricades, ribbon or string that we have placed  around the work areas. These devices are put up for your safety. We will not be responsible for any subsequent damage to persons or property.

Each phase is represented by a color in the map below.

2022 Pavement Resealing Project

December 15th thru December 17th – Patching

  • Contractors will be patching all areas which have been previously marked with pink spray paint. This is expected to take 3 days.

December 18th thru January 3

  • There will be no work done during holiday period.

January 4th – Sealcoating

  • Phase Orange: Affected Buildings 104, 105, 106, 107 and 108. Front Road residents parking, and cross parking’s.
  • Phase White: Affected Buildings 109, 110, 111, 112 = 2nd (Guest) roads = Building 115, 116, front, side and back roads. South Pools Parking.

January 5th – Re-Striping

  • Phase Orange: Affected Buildings 104, 105, 106, 107 and 108. Front Road residents parking, and cross parking’s.
  • Phase White: Affected Buildings 109, 110, 111, 112 = 2nd (Guest) roads. Building 115, 116, front, side and back roads. South Pools Parking.

January 6th – Sealcoating

  • Phase Pink: Affected Buildings 112, 113, 114, front road Resident Parking, 2nd , 3rd and 4th roads Guest and truck/Van parking.
  • Phase Red: Main road by entrance straight to 103. Building 119, 120 121. Front (resident), and second road right turn (Guest, Truck) parking.

January 7th – Re-striping

  • Phase Pink: Affected Buildings 112, 113, 114, front road Resident Parking, 2nd , 3rd and 4th roads Guest and truck/Van parking.
  • Phase Red: Main road by entrance straight to 103. Building 119, 120 121. Front (resident), and second road right turn (Guest, Truck) parking

January 11th – Sealcoating

  • Phase Purple: Affected Buildings 108, 109, 110, and 111. Front of buildings (resident parking) and Guest parking.
  • Phase Yellow: Affected Buildings 101, 102 and 103. All parking front, second, third and staff parking.

January 12th – Re-striping

  • Phase Purple: Affected Buildings 108, 109, 110, and 111. Front of buildings (resident parking) and Guest parking.
  • Phase Yellow: Affected Buildings 101, 102 and 103. All parking front, second, third and staff parking.

January 13th – Sealcoating

  • Phase Green: Main Road only from 114 to 107
  • Phase Blue: Affected Buildings 117, 118 and Clubhouse. Front of buildings (resident parking) and 2 roads by maintenance shed, entire clubhouse

January 14th – Re-striping

  • Phase Green: Main Road only from 114 to 107
  • Phase Blue: Affected Buildings 117, 118 and Clubhouse. Front of buildings (resident parking) and 2 roads by maintenance shed, entire clubhouse
