Door Maintenance Reminder
The property management office and the Board would like to remind all Apartment Owners they are responsible to ensure their entry doors and frames are in good repair, clean, and not in need of painting. This includes screen, storm, and security doors.
Property management personnel regularly survey the property to identify maintenance needs. Starting in November 2020, they will begin identifying unit doors that need cleaning, repaired, and/or maintenance. At that time, any Apartment Owner whose door requires attention will be mailed a warning.
Doors that remain in need of maintenance after receiving a warning will be subject to a $50.00 cleaning fee. Additional fines may be levied as allowed per Florida Statue XL.718.303.
As the summer heat subsides over the next two months, please invest in your home and the community by ensuring your door(s) are maintained.

Article III, Paragraph 2 of our Declaration of Condominium requires each Apartment Owner to maintain all elements of their unit that are not the responsibility of the Association as outlined in Article III, Paragraph 1.
Florida Statue XL.718.303(3) states “The association may levy reasonable fines for the failure of the owner of the unit or its occupant, licensee, or invitee to comply with any provision of the declaration, the association bylaws, or reasonable rules of the association…”
