50 Year Certification Unit Inspections

Dear Resident/Owner:

We are notifying you that starting Monday, August 19, 2024, Falcon Engineering Group has been contracted by Royal Park Condominium to conduct the required Milestone Inspection (50 year certification), Structural Integrity Reserve Study (SIRS) and Capital Reserve Study. They require inspection of approximately 30% of the total units/8 units per building. They will randomly choose the units to inspect the unit’s electrical panel and balcony. For the sake of time, please ensure that your electrical panel is free and clear for inspection. Falcon Group employee(s) along with a Royal Park Condominium staff member will be entering the units to complete the required inspections. They estimate that the length of time for each unit’s inspection to be 10 – 20 minutes and will start with building 101 and continue the inspections by building in sequential order. We will notify you 24 hours prior to your unit’s inspection.

In addition, to the units, Falcon Group will be inspecting common areas – all roofs, concrete structures, seawall, fireproofing and fire protection system, plumbing and electrical systems, etc. Once again, these inspections are required by the City of Oakland and Florida Senate Bill 154

Your cooperation and assistance with these inspections and surveys is crucial to the maintenance and financial stability of the Association. The SIRS and Milestone inspections will determine the life safety and adequacy of the structural components in determining any necessary maintenance, repair or replacement are needed.
